Hotel was older but clean staff super friendly the site was super awesome ocean waves crashing on the lava rocks on site parking easy access to near by shops and restaurants

Great stay
Great location close to all amenities, restaurants and shopping centers. Very nice atmosphere, rooms were clean and comfortable. Service from mandi at the front desk was exceptional. We'd definitely go back when visiting the island again

Thursday Music Series
Incredible laid back experience hearing free amazing music at the waterfront bar. Get there early for the 5 pm live music

The rooms are terrible, worse than a Super 8 budget hotel. Old, dark, ugly bathrooms, bedding is thin and not comfortable. Very disappointing so we left early. Ridiculous rules at the restaurant, we were not allowed to sit there even though the restaurant wasn’t even open. Half the grounds are closed off, looks like nobody has touched the hotel for improvements in 40 years.

Royal Kona
This is a lovely property with seamless check-in, easy parking and many wonderful amenities on the property. We used it for a half day stay between mandatory check out at our condo and a late night flight departure. Restaurant food quality was good, sunset view excellent, room adequate and well appointed. We appreciated the lack of noise in the area other than the pounding waves and music from the luau.

Guests will be accommodated in the Bay and Alii Towers, unaffected by construction, while discounted “Lagoon Tower Renovation” rooms remain available. Those opting for renovation rooms may upgrade upon arrival, subject to availability. Work is limited to 9 am–4 pm, with minimal noise expected. Scaffolding and exterior repairs will be visible, but guest comfort remains a priority.
