Perfect for us but not a 5 star resort
Let me start by saying that we travel a lot and as a family we have needs that some travelers don’t. Space and comfort!! This is not a 5 star resort so don’t expect that. But what it is is a clean, comfortable uniquely designed condo complex. It is a 7 story terraced complex leading to water. Back to front. Perfect location south of downtown Kona about 2 miles. 2 miles north from magic sand beach and banyans surf break. No beach in front. but a couple nice small pools. We booked this on Travelocity so really had no idea which room we were getting. We got a crap location room 532. Literally right by lobby and above parking structure adjacent to the road. The condo itself was perfect for us. My wife and I and our 12&15 year old kids. 1 bedroom with a nice balcony (although no view except of palm trees). Very clean but needed some updates but really had literally everything we needed from a full kitchen to a sofa bed to a soft queen in the bedroom to beach chairs, etc. now- next time I’ll try and ask for something nearer the ocean and pools as this complex is big and it takes 7 minutes to walk from our room to the pools. But a great location for seeing the sights. for the price and comfort I would stay here again.
Felt Like Home
My fiance and I stayed here and felt like we were at home. Very comfortable. The place did feel a little damp/moist but other than that was it was very spacious. We had a separate 1 bedroom and separate living/sitting area. Although we didn't need to use the washer & dryer we were grateful there was one. Super convenient. The parking deck always had a space for us available. We took advantage of a free lei making class offered by the pool. I wish we had more time to do more activities but 3 nights was a very short visit.
Our room was well stocked the hotel is clean looking. I didn’t care for the slugs outside of my door at night. My view was of the parking lot so not much excitement there but it forced us out of the room. Its in a great location. Be careful turning left out of there though!

very good service- sea views - 2 good pools (1 a 'quiet' pool) spacious tidy rooms with full facilites and deck nicely in the shade good underground parking - keeping vehicle out of hot sun excellent morning talk on 1st day advising on all attractions etc on big Island and where and when to go _without the hard sell of 'book here')
Sunset ocean view with comforts of home
We stayed here for the first time in June 2019, room 316, and were not disappointed. The condo was clean and spacious, and the view from the covered patio and uncovered patio were amazing. We could watch the sunset every night from the comfort of our deck. Parking was covered (for the most part), with rare exceptions when we arrived back to the property too late in the evening to get a garage spot. The kitchen was well stocked, with exception of a pizza pan and nut-cracker (for fresh macadamia nuts). The bathrooms were clean, but could use more hot water... four adults could not shower back-to-back and still have hot (or even warm) water for the last two. This was not a huge issue, but thought it should be noted. The property has two pools on site, as well as organized activities for kids and adults... ours enjoyed making leis and Ti-leaf bracelets under the direction of island elders. They also enjoyed learning to hula and play a ukulele. There was a ping-pong tournament over the weekend, and that was fun to participate in as well. The main area of Kailua-Kona (shops and restaurants) are within walking distance (about a mile to 1.5 miles), but if you have small children, you may want to risk driving into town and searching for a parking place? Their concierge desk was most helpful in assisting us with planning our days to make the most of our trip. They showed us the highlights, best routes, best times of day, and were quick to point out things that were closed or being renovated due to recent eruption damage (so we didn't go somewhere and be disappointed). The only negative part of the stay is the mandatory cleaning fee upon check-out. They charge this because they thoroughly clean and sanitize the room after you leave, even taking care of your excess food, condiments, sun-screen, etc, which you cannot take with you. They donate them to area shelters, schools, etc. The fee is steep, but not too bad, once you consider that you aren't expected to do more than separate your recyclables and trash.... You can dispose of these yourself, or just leave it for the cleaning crew.
