Even before you are welcomed to the Royal Kona Resort by the gracious staff you will be embraced by a swirl of salt air -- ha, in Hawaiian, the life-breath of the islands. You will see it ruffling the fronds of the palm trees that fringe the 12 manicured acres, tossing the waves against the stark black lava rocks at the property's feet, marching columns of clouds across the uninterrupted expanse of sky. The air here presents you with the perfume of tropical flowers. It is a reminder that you are on the Big Island of Hawaii, a reminder to breathe, to exhale, and completely relax.

Set oceanfront overlooking Kailua Bay in the heart of Kona town, the Royal Kona Resort is within walking distance of restaurants, shops, historical sites, and activities. Guests enjoy spacious guestrooms featuring a large lanai with beautiful mountain vistas or magnificent ocean views, a private saltwater swimming lagoon and sandy sunning area, oceanfront pool, tennis courts, and spa. The Resort also offers meeting facilities, a romance center, wedding services, and an oceanfront Luau. Dine at the water's edge at Don the Beachcomber signature restaurant or try one of the many unique Mai Tai creations at the adjacent Don's Mai Tai Bar.

At 390 square feet, the recently remodeled and spacious guest rooms at Royal Kona Resort are as expansive as the ocean and mountain skylines they showcase. For even grander appointments, the Corner King rooms offer 450 feet of relaxing space. At the heart of the resort is the Alii Tower, which is home to the open-air lobby, Front Desk, and Don the Beachcomber restaurant. The Lagoon Tower, on the south side of the resort, overlooks the private beach and saltwater lagoon. It also houses a beauty salon and self-service laundry. To the north, closest to Kailua-Kona, is the Bay Tower in which the massage and spa center can be found.

Designed by renowned Tiki architect George "Pete" Wimberly, the soaring, sheltering roofline of the resort's signature Don the Beachcomber Restaurant perfectly sets a tropical theme. Hawaiian music wafts through the dining area, flowing past the shaded, waterside tables. Don't be surprised if you are joined for breakfast by a pod of spinner dolphins, or starting in late October, migrating humpback whales whose breathtaking aerial performances bring the whole bay to a standstill. The dining is as spectacular as the view, a fusion of Asian inspiration, European technique, and the finest, freshest local ingredients.

First impressions are a big thing. The first impression was Bad,very bad. This place is really outdated and needs alot of updating. The Elevator smelled really bad,and our room was even worse. The room smelled sour and musty(i'm being nice),so i went to see if we could get another room..it smelled bad too. There is NO beach at all,but they do have a nice pool and a cool lagoon area. The bar is fine and most workers are nice. The only real thing i liked was our view from our room, great ocean view.Location is good, but if i ever come back..i would never stay here again. They need to spend alot of money and this would be a very very great motel, but until then..stay away.

For a good price, it's a great location and cute hotel (not 5 star but definitely Hawaii!)

Great family hotel, beautiful grounds for the price- LOVE the location with swimming lagoon, right next to all kinds of restaurants and little shops, great short running location. Don't expect large sandy beaches, bring your reef walkers and snorkles and expect to see some fish and turtles nearby. Not a 5 star hotel, but a good solid, cute place. We are definitely returning.

This hotel is worth the $ and on the edge of the town, so it's not noisy. Could use a new mattress, but room comfy. When I had a couple needs: table for balcony, extra pillow and towels, they were right on it. Didn't have time to check out entertainment or pool/beach, but they looked nice and our 1 meal at restaurant (breakfast) was good.

everything went fine, however Kona has a shuttle which takes people up and down the street (4-5 miles). The pick up and drop off locations are unclear is the only thing I have to report which didn't sit well with us. Otherwise the view and being on the water was great. TV was poor but the staff and everyone there were very nice and helpful - over the top.

THIS is a MOTEL not a resort

The Hotel is situated on beautiful and rocky shores of KONA and offers basic MOTEL type rooms. The bathrooms are very basic with an old and small tub with shower curtains and very deem lights. The rooms are equipped with two FULL SIZE beds (I haven't seen full size beds in hotels or motels in 30 years!), and the TV was an ancient 19" with very limited viewing selection. In short, don't say in the rooms... The hotel is located right on the water and the view is beautiful. But the grounds and the pool are very basic and there is nothing to support a title of "RESORT. There is no reall swimming beach on site. The noise level came through the windows and doors straight into the rooms as if they were wide open; making the sleep quality (especially if you stay close to the Bar and restaurant nearby) nearly impossible The breakfast buffet was mediocre and, except for the nice selection of fresh fruits and yogurts, the food did not meet our expectations. The hot food was mostly cold and it seems that they tried to save money by keeping the food warmers off… small minds. The restaurant did not offer any premium drinks (Espresso, cappuccino or Late) or custom cooked eggs. Although the place was really a MOTEL rather than “RESORT”, they charged us extra $12.00 a day for parking and $10.00 a day for WIFI :-( Very disappointing for Hawaii! Will not come back!

Amenities This hotel is ideally located to the tourist area of shops and restuants and it has the best view for a sunset. Even though they charge for parking, hotel guest are always guaranteed a place to park. The resturant is popular for local company parties and they have one of the few luaus on this side of the island. There is a pool right on the edge of the beach. They have a great lagoon with some tide pool life in it. WiFi has a daily charge unless you want to sit by the bar where you can log on for free. The accomodations aren't just retro, they may be still the original items from the 50's. The rooms have a mini-fridge and coffee maker. They do not have microwave ovens. The carpets are old and I fear the plumbing might be going. The toilets flush slow and sound like it may be stopped up. We don't stay in the room long, so having a contemporary room isn't required. It would be nice to have a microwave and free WiFi if they decide to upgrade the rooms.

Not a place for a good sleep

The best part of the resort was the water front poolside bar. The rooms in the Bay Tower badly need updating but the beds were atrocious: like a soup bowl so no support at all - badly overdue for replacement. Finished my week with back problems. Very pricey breakfast buffet. Extremely noisy wedding events- no consideration for other guests: twice in one week. Nobody asked if I enjoyed my stay when we checked out which in itself is revealing. Can't recommend this Resort which is a shame as the Big Island is lovely.

Enjoyed my stay...BUT

This is a nice hotel. Comfortable, clean, very hospitable. It can be a bit noisy with the entertainment from the bar. We wanted to open our sliding glass door and hear the ocean, but that was drowned by the music downstairs. So instead we decided to join the party until I realized the STEEP prices at the bar. There is NO resort fee at this hotel. But you have to pay for parking ($12 a night) and you have to pay for WIFI ($10 a night) I don’t understand why hotels have to up charge you especially when it’s around $200 a night. But if you want a great view on the water, close to shopping and everything Kona bayfront has to offer, this is it. Buy the way, save your money from the overpriced bar. There is an ABC store right next door. Don’t pay $9 a beer. Get some wine or what have you—and enjoy it on the lanai and the spectacular ocean view.

Always my favorite

I give this 5 star because, yes it’s a step under the Hilton or Marion, but half the cost. Also it’s placement near historic downtown makes it easy to walk to the farmers market or enjoy the evening ocean. Staff is always pleasant and facility very clean, perfect views of the ocean, because you’re almost IN the ocean! I have stayed here 5 times now and will continue.
